Terms & Scope

Terms and scope

In plain language: ROSA documents governance practices. It does not test or approve robots, and it is not insurance.

1. What ROSA does not do

ROSA documents governance practices; it does not test, certify, approve or warrant any robot, AI system or vendor, and a designation is not a guarantee of safety, legal compliance or an insurance determination.

ROSA is

  • A documentation-first governance standard
  • Versioned, dated and publicly described
  • Administered by ResidentOS™ under published terms
  • A record owners can share with insurers, counsel and lenders

ROSA is not

  • A test, certification or approval of any robot
  • An endorsement of any vendor or AI product
  • A guarantee of safety or legal compliance
  • An insurance determination

2. Activation

No designation is activated online. Each designation applies only under a written agreement.

3. No Legal or Insurance Advice

ROSA does not provide legal advice or insurance advice.

ROSA does not interpret laws or regulations, recommend insurance coverage, or participate in underwriting or claims processes.

ROSA documentation may be shared with legal counsel, insurance brokers, or underwriters as reference material, but ROSA does not advise on legal strategy, regulatory compliance, or insurance outcomes.

4. No Agency or Fiduciary Relationship

ROSA does not act as an agent, operator, or fiduciary.

No ROSA designation, certification, or recertification creates an agency relationship, fiduciary duty, or delegated authority.

ROSA does not represent properties to insurers, regulators, vendors, or third parties.

All decisions remain with the property owner or operator.

5. Responsibility Boundary

All responsibility for robotics and autonomous systems remains with the property owner or operator at all times.

This includes responsibility for:

  • Decisions to deploy or not deploy robotics
  • Selection and management of vendors or technologies
  • Implementation of policies and procedures
  • Training and supervision of staff
  • Communication with residents
  • Incident response and reporting
  • Compliance with laws and regulations
  • Insurance coverage, claims, and risk management

ROSA documents responsibility. It does not assume responsibility.

6. What Certification and Recertification do not include

ROSA delivers documentation and documentation review only. It does not include: operational services, enforcement, monitoring, legal advice, insurance advice, or vendor management.

Certification confirms documentation posture, not execution. Certification does not involve onsite inspections, operational audits, monitoring or supervision, technical evaluation of robotic systems, or staff interviews or training validation.

ROSA does not audit properties, supervise vendors, or verify ongoing adherence to policies or procedures.

Documentation is the product.

ROSA does not guarantee safety, reduce liability, ensure compliance, or prevent incidents.

Properties may share ROSA documentation with insurers, legal counsel, lenders, or other external parties as reference material when appropriate.

7. Published terms

The full published terms text is pending counsel review and will be added here before launch.
