ROSA is administered by ResidentOS.

Administration includes maintaining the ROSA framework, managing documentation delivery, issuing designation or certification status where applicable, and providing versioned updates to the standard over time.

Administration does not include operational decision making, enforcement authority, monitoring, or supervision of properties, vendors, or robotic systems.

ResidentOS does not act as a regulator, auditor, operator, or risk manager.

Role of Administration

The role of ROSA administration is limited to:

  • Maintaining the ROSA documentation framework

  • Issuing and updating standardized materials

  • Managing designation records where applicable

  • Providing clarification of ROSA documentation scope

Administration does not include interpretation of laws, operational guidance, or approval of specific actions or technologies.

Any activity outside these boundaries is outside the scope of ROSA.

Responsibility of Property Owners and Operators

All responsibility related to robotics and autonomous systems remains with the property owner or operator at all times.

This includes responsibility for:

  • Decisions to deploy or not deploy robotics

  • Selection and management of vendors or technologies

  • Implementation of policies and procedures

  • Training and supervision of staff

  • Communication with residents

  • Incident response and reporting

  • Compliance with laws and regulations

  • Insurance coverage, claims, and risk management

ROSA does not share, transfer, or assume these responsibilities under any circumstance.

No Agency or Fiduciary Relationship

ROSA does not act as an agent, operator, or fiduciary.

No ROSA designation, subscription, or certification creates an agency relationship, fiduciary duty, or delegated authority.

ROSA does not represent properties to insurers, regulators, vendors, or third parties.

All decisions remain with the property owner or operator.

Certification Responsibility Clarification

Where ROSA Certification is offered, certification verifies documentation alignment only.

Certification confirms that required documentation was reviewed against ROSA standards at a point in time.

Certification does not:

  • Approve operations

  • Verify safety or performance

  • Confirm regulatory compliance

  • Transfer responsibility

  • Guarantee outcomes

Certification does not create ongoing oversight or monitoring obligations.
