What is ROSA

ROSA is a documentation based governance framework for the use of robotic, autonomous, and AI enabled systems within buildings.

ROSA establishes standardized structure for how decisions related to robotics are documented, how responsibility is assigned internally, and how incidents are recorded and communicated.

ROSA does not govern how robotic systems function or perform. It governs how buildings prepare for, document, and manage their presence from a governance and documentation standpoint.

ROSA may be applied regardless of whether robotics are currently deployed. It is designed to support clarity and consistency before robotics adoption becomes operationally or externally significant.

Documentation Framework

ROSA provides a standardized documentation framework that properties may adopt for internal governance purposes.

This framework includes:

  • Governance policy templates that define internal responsibility, decision making roles, and documentation expectations

  • Deployment and documentation checklists to support consistent evaluation and recordkeeping

  • Resident and staff guidance materials addressing communication, expectations, and reporting pathways

  • Incident documentation formats aligned with familiar property operations workflows

  • Reference summaries intended for insurance, legal, or advisory review

These materials are designed to be repeatable across properties and portfolios and do not require customization.

Internal Use and External Reference

ROSA documentation is intended for internal use by property owners and operators.

Properties may share ROSA documentation with insurers, legal counsel, lenders, or other external parties as reference material when appropriate. ROSA does not require external review, approval, or validation.

ROSA does not rely on software platforms, system integrations, or access to operational data. All ROSA materials are documentation only.

Administration

ROSA is administered by ResidentOS.

Administration includes maintaining the ROSA framework, issuing documentation, managing designation status where applicable, and providing versioned updates.

ROSA may be embedded through contracts, documentation delivery, and optional designation. Responsibility for implementation and operational decisions remains with the property owner or operator.
